SBEM (Simplified Building Energy Model)
Developed by BRE for Communities and Local Government (CLG). Carried out by fully accredited assessors to demonstrate compliance with the requirements of Part L2 of the Building Regulations for new and refurbished commercial buildings
Simplified Building Energy Model (SBEM) is designed for checking air tightness for commercial building. It is much more complex when compared to SAP calculations. The procedure is performed to obtain Part L2a and L2b compliance report and Energy Performance Certificates.
Our Services
- Providing fully accredited and experienced Energy Assessors
- Advisory service to ensure the client can implement and achieve Local Planning Requirements from design to post construction

Simplifying SBEM Calculations Across the UK
SBEM is a tool issued by the Building Research Establishment (BRE). It evaluates various factors such as heating, cooling, lighting and ventilation, providing energy consumption data and the rate of CO2 emissions in the results. The assessments are a legal requirement to obtain an Energy Performance Certificate (EPC) and to show proper compliance with Part L of the Building Regulations.
The Primary Benefits of SBEM Compliance
- Energy efficiency: using SBEM to trim back high energy consumption can help in making long-term savings and will also aid in creating sustainable commercial buildings.
- Environmental Compliance: The UK's carbon reduction targets cannot be met without SBEM standards; these are specifically designed to back up and support wider ecological considerations made by government departments and other organisations.
- Planning permission: Most local councils often need planning applications to be accompanied by an SBEM assessment as well. The idea is to show that the building is as energy-efficient as it can be.
- Market value: Commercial properties generating higher energy ratings are more attractive to tenants and buyers alike; they can raise the asset value of real estate.

- HVAC systems
- Natural ventilation
- Reports:
The results include a detailed report that checks compliance with Part L regulations and shows areas for improvement.
- Certification:
Southern Assessors, after confirming your compliance, will provide the necessary certification to support the application of planning permission.
Integrated Services
Southern Assessors also offers a range of other services in addition to SBEM assessments. These services include-
- Air Tightness Testing: This service offers a substantial reduction in air leakages and further enhances energy efficiency.
- SAP Calculations: These calculations are essential for all residential buildings. This way, you can comply with the Part L1 regulations and more.
- Energy and Planning Statements: to suit local authority requirements, our services are tailor-made, and often combine both renewable energy strategies and carbon footprint analysis.
